RRC Rental Barn Agreement

This rental agreement is between _(renter)_ and the Richland Riders Club, Inc. (RRC). The RRC does hereby rent to the said tenant barn number ______, situated at the Richland Riders Club, in the city of Richland, Benton County, State of Washington.
Terms and Conditions
Term: Barn Number _____ is rented for a term of _____month(s) commencing the ______day of ______(month), _____(year).
Rent: The renter shall pay rent in the amount of $ _______ per month, $ ______ per quarter, for the above named barn on the first day of the billing month in advance to the RRC Treasurer. There will be a late charge of $ _____ for any rent payment received after the
tenth of the billing month.
Utilities: Furnished by the RRC. COMPLETE ‘CURRENT CONDITION OF RENTAL BARN’ FORM.
Sublet: The renter agrees not to sublet the barn named above nor assign this agreement to another without prior written consent and approval of the RRC board.
Renter Obligations
The Renter shall:
1. Keep barn premises in a clean and orderly condition.
2. Properly dispose of garbage, wire, etc., in a trash container provided by the renter.
3. Properly clean the pen and dispose of the manure in the designated area at least once a day.
4. Properly use the barn electricity and water as it is stated in the RRC Ground Rules.
5. Not intentionally or negligently destroy or deface, damage, impair, or remove any part of the premises, nor to permit any member of their family, guest, or other persons, acting under his/her control to do so.
6. The renter shall read, understand, and abide by all written ground rules and bylaws of the RRC.
Horse and Barn Maintenance
The renter agrees to maintain their horse with clean water at all times, proper feeding daily, and adequate turnout time. The stall and pen area shall be kept free of any harmful objects such as wire, nails, sharp objects, etc., or excessive manure buildup. The renter agrees to keep the barn and pen area in good order and condition.
Alterations
The renter agrees not to make any alterations to said barn without prior written consent and approval of the RRC Board.
Use of the Premises
The renter shall not use said premises for any purpose other than that of a horse barn and shall not use said premises or any part thereof for any illegal purposes.
Landlord Obligations
The RRC shall maintain the electrical and plumbing in working order. RRC officers reserve the right of access to the premises for purposes of inspections, repairs, alterations or improvements, and to supply services.
Surrender of Premises
In the event of default in payment of any installment of rent or at the expiration of said term of this agreement, the renter will quit and surrender the said premises to the RRC. In this agreement is for an indefinite time, termination shall be by written notice of at least twenty (20) days, preceding the end of any such month or quarterly rental period, given by either party to each other.
Damage Deposit
The renter has deposited the sums of $50.00 as a damage deposit, receipt of which is hereby acknowledged, which sums shall be deposited by the RRC into their account. Interest on the deposit shall belong to the RRC. All or a portion of such deposit may be retained by the RRC and a refund of any portion of such deposit is conditioned as follows:
1. Renter shall occupy said premises for the term agreed to above
2. Renter shall clean, repair and restore said barn and return the said barn in its initial conditions, except for reasonable wear and tear, upon termination of this agreement and vacating of said barn.
Any refund from deposit shall be returned to the renter with fourteen (14) days after vacating the premises.
Liability Release
This Rental Agreement shall constitute an agreement and affirmation that all members for themselves, their principles, representatives, employees and agents: Agree to be bound by the ground rules and bylaws of this club, and will accept as final the decision of the RRC board on any question arising under said rules and bylaws, and agree to hold the club, their officials and directors harmless for any action taken; Agree that they are fully aware that horse sports and the competition involve inherent dangerous risk of injury or death, and by renting they expressly hold harmless any and all board members and agents from and against all claims including for any injury or loss suffered during or in connection with the club, whether or not such claim, injury or loss resulted, directly or indirectly, from the negligent acts or omissions of said officials, board or agents of the club.
